1. Why it is different
An apartment in a working five-star hotel, deeded in your name, furnished and equipped. No tenants to manage, no works, no empty months: the operator fills it, cleans it, maintains it and sells the nights — and pays you. It is not a timeshare, not a fund, not a project still to be built.
2. The income: how the 5% comes about
Why the operator guarantees 5% by contract* until 2029/2030, who pays, when you receive it and on what basis; and what happens afterwards, when the income becomes that of the hotel's actual results.
3. What stays with you
So there are no surprises: property tax (IMI), insurance and income tax; what is already deducted before the 5%; the purchase costs (IMT, stamp duty, registration).
4. Own use
Four weeks a year at the Hyatt, up to twelve at the Sheraton: holidays in a five-star hotel that is yours — how they are booked, who can come with you and what changes in the income in those weeks.
5. How to buy and how to resell
Offer, reservation, promissory contract, deed with assignment of the agreement; and the future sale, with the agreement passing to the new buyer. Buying as a non-resident: NIF, bank account, power of attorney.
6. Your questions

Who presents
The owner and the operator, in the same session.
One side sells, the other runs the hotels and pays the income: your questions are answered by both. By video call; the next day, everyone registered receives the slides and a five-point summary. No offers and no prices of specific units: just the explanation and your questions.
