Weekends and holidays in Cascais
Your holiday home at Quinta da Marinha — that earns all year round.
Golf next door, pools, spa, Guincho beach five minutes away and Lisbon half an hour away. Up to 12 weeks a year in your own apartment (4 on an annual calendar and up to 8 more), for you, your family and your friends. The rest of the year, the hotel runs it.
During the guarantee period (until 2029/2030), the weeks you use are not deducted from the 5%*: the agreement sets the minimum return by reference to the year, with no reduction for the owner's own occupation. After the guarantee, the weeks of own use reduce the variable income.

Up to 12 weeks a year
You may pass the period on to family and friends. And during the guarantee, the weeks you use are not deducted from the 5%*.
How it works
What you buy, what you receive, what you pay.
You buy full ownership (freehold) of an apartment in a horizontal-property (condominium) building, furnished and equipped. The apartment is part of the hotel's operation and is run by the SCS Programme management company, of the UIP group (United Investments Portugal), with Vivamarinha, under the Sheraton brand. When you buy, you take over the operation agreement already in force, with all its terms, including the guarantee.
Income
You receive the apartment's share of the resort's accommodation revenue, after operating costs and the operator's fee. If that share is less than the annual minimum set in the agreement (equivalent to 5% of the purchase price), the operator (United Investments Portugal group) pays the difference: that is the guarantee*.
Net of
Operating costs, the operator's fee, the periodic condominium charge and the reserve fund. The owner pays the municipal property tax (IMI), the apartment's insurance and income tax.
Payment
Twice a year, in January and July, against invoice. Monthly statement of the apartment's account and an annual report audited by an international audit firm.
Own use
4 weeks per year on an annual calendar, plus up to 8 additional weeks requested up to 90 days ahead, subject to availability. In July and August, 2 weeks at most. You may pass the period on to family and friends. During those weeks you check in as a guest and use the hotel like any other guest: daily housekeeping, reception, spa, pools, restaurants and parking.
Term
A 20-year operation agreement, renewable for 5-year periods. The apartment is licensed for tourist operation and stays in the hotel; it cannot be let independently or used as a permanent residence.
After the guarantee
The income then depends on the hotel's results, with the same accommodation-revenue sharing mechanism.
Choose the apartment type or enter the price: the simulator shows the income per year, per half-year and per month.
The guarantee, point by point
5% guaranteed by contract*: who pays, on what basis, until when.
Everything the asterisk summarises, in full. The complete terms are in each apartment's operation agreement.
Who pays
The SCS Programme management company (United Investments Portugal group), the resort's operator. The obligation is the operator's, under the operation agreement; it is not Capital Labs', which is the owner and seller, nor the Sheraton or Marriott brands'.
On what basis
5% per year on the purchase price, net of operating costs, the operator's fee, condominium charges and the reserve fund, and before tax. The municipal property tax (IMI), the apartment's insurance and income tax are the owner's.
When you receive it
Twice a year, in January and July, by bank transfer, against invoice. Monthly statement of the apartment's account and annual accounts of the operation audited by an international audit firm.
Until when
The guarantee runs until 24 April 2029 or 11 December 2029, depending on the apartment. Each fact sheet shows the exact date for the apartment.
What happens afterwards
The income then follows the hotel's results, with the same accommodation-revenue sharing mechanism and no minimum. The operation agreement runs for 20 years and renews for 5-year periods.
Conditions
The apartment stays in the hotel's operation, furnished and equipped to the brand's standard, and own use respects the weeks and notice periods in the agreement. It cannot be let independently or used as a permanent residence.
If you sell
The guarantee passes to the new buyer with the assignment of the agreement, signed at the deed. That is how Capital Labs bought, and how it sells.
What «guaranteed» means
It is a contractual obligation of the hotel's operator: if the share of revenue due to the apartment falls below the minimum in a given year, the operator pays the difference. It is not a bank or state guarantee. The agreement, with the full terms, is sent after the 10-minute call for review by your lawyer.

Who runs it and who guarantees it
A group that has run investor-owned apartments for 30 years.
The operator of the Sheraton Cascais Resort is a company of the United Investments Portugal group (UIP), which has developed and run hotels and resorts in Portugal since 1985 on the same model: apartments owned by private investors, integrated in the hotel's operation. «European Best Luxury Garden Resort» (World Luxury Hotel Awards) and Portugal's safest resort two years running, according to the resort itself. Facts published by the group at uip.pt and by the hotels.

How to buy
Direct sale, clear process.
We sell our own units, at a published price, with no auctions and no agency commission for the buyer. United Investments Portugal, which runs the hotels, accompanies the visit and the deed. The whole process can be done in English.
1. Dossier
You receive by email the fact sheet of each apartment, the floor plans and a summary of the operation agreement.
2. Visit
A private visit to the apartment and the hotel, with a dedicated sales adviser. It can be by video if you are outside Portugal.
3. Reservation and promissory contract
Reservation with a deposit, promissory contract (CPCV) within 15 days, deed within 30 to 60 days. Your lawyer is welcome at every stage.
Financing
The units were financed at purchase by Santander and CGD. Both banks know the asset, the operation agreement and the valuation, which simplifies a credit assessment for a buyer.
If you are not Portuguese
You can buy as an individual or through a company, remotely and by power of attorney. You need a Portuguese tax number (NIF) and a bank account in Portugal to receive the income; outside the European Union, also a tax representative. The visit can be by video; the deed, by power of attorney to your lawyer. We can put you in touch with English-speaking lawyers.
Frequently asked questions
What your lawyer will ask.
Does the 5% guarantee pass to me when I buy?
Yes. The sale is made with the assignment of your position in the operation agreement, which is a condition of the deed. You take over the agreement as it stands, including the income guarantee*, which is given by the resort's management company (United Investments Portugal group).
5% of what amount, net of what, and when do I receive it?
Under the agreement, a fixed minimum annual amount, equivalent to 5% of the purchase price excluding taxes*. The amount is net of operating costs, the operator's fee, condominium charges and the reserve fund; the owner pays the municipal property tax (IMI), the apartment's insurance and income tax. The guarantee is paid by the resort's management company (United Investments Portugal group), under the operation agreement. It is paid by bank transfer twice a year, in January and July, with the corresponding statement; in the first year you receive the proportional part from the date of the deed. You also receive a monthly statement for the apartment and, every year, the audited accounts of the operation.
What happens after the guarantee?
The income becomes variable, depending on the hotel's accommodation revenue and costs. There is no guaranteed minimum.
Can I live in the apartment, spend holidays there or let it myself?
Not as a permanent residence or by letting it yourself: the apartment is licensed for tourist operation and is part of the resort. Own use is 4 weeks a year on an annual calendar, plus up to 8 additional weeks subject to availability, booked with the operator with the notice set in the agreement: you check in as a guest, with the resort's service (housekeeping, reception, pools, spa and golf next door). During the guarantee period (until 2029/2030), the weeks you use are not deducted from the 5%*: the agreement sets the minimum return by reference to the year, with no reduction for the owner's own occupation. After the guarantee, the weeks of own use reduce the variable income.
What costs are mine?
The municipal property tax (IMI), the apartment's insurance and income tax on what you receive. During the guarantee, everything else (operation, operator, condominium, reserve fund) is deducted before the 5%. On purchase: IMT (property transfer tax), stamp duty (0.8%), registration and notary fees — the published prices and the simulator do not include them; the estimated IMT is on each apartment's fact sheet.
What is included in the price?
The furnished and equipped apartment, as per the hotel's inventory, and the position in the operation agreement, with the guarantee running*. Maintenance and replacement of furniture and equipment are paid from the reserve fund, already deducted before the 5%.
Can I sell later?
Yes, by assigning the operation agreement to the new buyer. Under the resort's condominium regulations, the developer (UIP group) has a right of first refusal, exercisable within the legal period after being notified of the terms; the sale then takes place with the assignment of the agreement and visits coordinated with the operator.
Can I see the operation agreement before deciding?
Yes. After the 10-minute call, a member of the team sends the draft tourist operation agreement for review by your lawyer, before the visit or the reservation.
What if the operator does not pay?
The obligation to pay the minimum is contractual and is set out in each apartment's operation agreement, with the mechanisms provided for default. The United Investments Portugal group has run apartments owned by private investors on this model since the Pine Cliffs Resort in the Algarve, and today runs both hotels.
I am not a Portuguese resident. Can I buy, and how is the income taxed? Is there a Golden Visa?
Yes, you can buy, as an individual or through a company, in person or by power of attorney; you need a Portuguese tax number (NIF) and a bank account in Portugal to receive the income, and, if you live outside the EU, a tax representative. The income is generally declared in Portugal and taxed under the rules that apply to you — resident or non-resident individual, or company — with double-taxation treaties applying to non-residents. There is no Golden Visa: property investment stopped qualifying in October 2023, and we do not promise any tax regime. We make the agreement available for your tax adviser's review.
