Privacy policy

Version of 13 October 2026 (English version of the Portuguese policy, which prevails in case of doubt). It applies to the Capital Labs Investments website (a brand of Capital Labs, Lda.) and to the dossier, call, visit and session request forms.

Data controller

Capital Labs, Lda. ("Capital Labs"), VAT no. PT517154196, with registered office at Rua Doutor José Joaquim de Almeida, 2, 3E, 2780-322 Oeiras, Portugal, owner and seller of the apartments, is the sole controller of your data. To arrange and carry out visits, present offers and assign the operation agreement, Capital Labs passes the necessary data on to the companies of the United Investments Portugal group ("United"), which run the hotels and process the data on behalf of and under the instructions of Capital Labs, and may contact you for those purposes. What data we collect

The data you enter in the forms: name, mobile number, email, country of residence, budget, decision horizon, apartment of interest and preferred visit date. The site only uses measurement or advertising cookies if you accept them in the notice shown on your first visit (see "Cookies" below). Videos play from YouTube in privacy-enhanced mode and only after you click; virtual tours are served by the hotels' operators, under their own policies.

What we use it for and on what basis

• To send the dossier you asked for and answer your requests for information (pre-contractual steps and consent).
• To arrange and confirm visits to the apartments and the hotel: Capital Labs passes your contact details to United, which contacts you to confirm the date, time and format of the visit.
• To stay in touch about these apartments while your interest lasts (consent, which you may withdraw at any time).
• To comply with legal obligations, including anti-money-laundering rules at the offer and deed stages.

Who has access

Capital Labs' sales team; United's sales and reservations teams, as processors, only for visits, offers and the assignment of the agreement; and the providers that operate the CRM, email and website hosting, also as processors, within the European Economic Area or with appropriate safeguards. Capital Labs does not sell or pass your data to third parties for their own purposes.

For how long

Up to 24 months after the last contact, or until you withdraw consent, unless an offer or contract exists in the meantime, in which case the data is kept for the applicable legal periods.

Your rights

You may ask for access to, rectification or erasure of your data, restriction of processing, object to processing, ask for portability and withdraw consent, by writing to the contact above. You may also lodge a complaint with the Portuguese data protection authority (CNPD).

Emails we send you

The dossier, the confirmations of your requests and information about these apartments are sent through HubSpot (HubSpot Ireland Ltd., our CRM). Those emails include a small open-tracking pixel and measured links, which record whether the email was opened and which links you clicked, so that the team knows what you have already seen and does not repeat information. You can stop receiving these emails at any time via the "unsubscribe" link at the bottom of each message, or by writing to the contact above; confirmations of specific requests (call, visit, session) continue to be sent.

WhatsApp messages

If you give us your mobile number, we may send you by WhatsApp (WhatsApp Ireland Ltd.), from the number +351 927 161 719 and through HubSpot, the confirmations and reminders of your requests (dossier, call, visit, online session) and, with the same consent, information about these apartments. We never send messages without a request from you. To stop receiving them, reply "STOP" to any message, or write to the contact above; the conversations are logged in the CRM next to your request.

Cookies

The site works without tracking cookies. On your first visit a notice is shown, managed by the site itself (no third parties), where you can accept or refuse by category; your choice is stored for 12 months in a strictly necessary cookie (cl_cc) and can be changed at any time via the "Cookies" link in the footer. Only after you accept the "campaign measurement" category is the Meta pixel (Meta Platforms Ireland Ltd.) activated, which records page visits and form submissions to measure campaigns on Facebook and Instagram; Meta may link that data to your account, under its own privacy policy. Google and LinkedIn tools, when enabled, are subject to the same consent.

Google and LinkedIn cookies are only used while the respective campaigns are active and, in any case, only after your consent.
